4 Signs It's Time to Renovate Your Flat Roof

Your flat roof is ageing and you wonder if it needs to be repaired or renovated? At Couvreurs DM, roofing experts in the Montreal region (Ahunstic-Cartierville, Plateau-Mont-Royal, Saint-Léonard, Lachine, etc.), we have written this blog article to help you recognize the signs telling you that your roof requires restoration.

1. Shelf Life Reached

If your flat roof has reached the end of its shelf life, chances are a complete renovation is in order. However, the longevity of the covering depends in particular on the quality of the installation and the materials used. This is why it is essential to inspect it periodically, either in spring, after the snow has melted, as well as in fall, after the leaves have fallen, even if your roof is relatively "young".

2. Rising Electricity Bills

When it is in good condition and is well insulated, your roof will keep your home cool in summer and warm in winter. So, if you notice that your heating or cooling costs have skyrocketed, it may be because your ageing roof cover is now allowing air to seep into your home.

3. Traces of Mould on the Ceiling

Have you noticed the presence of yellow or brown smelly halos on the ceiling? This probably means that water is seeping through your flat roof. In this case, make an appointment without delay with an experienced roofer to prevent the water from causing further damage. In addition, mould can adversely affect the health of your family.

4. General Wear and Tear

Over the years, varying weather conditions, temperature variations and the sun's rays weaken your flat roof. The glue deteriorates, the gravel runs out, the asphalt crumbles and the membrane dries up. Thus, depending on the type of coating in place (eg: elastomeric membrane, asphalt and gravel), various signs clearly show that your roof is too damaged to be able to play its role properly.

When you carry out your inspection, watch out for the following signs of wear and tear:

  • A decrease in the density of the granules or the presence of granules in your gutters
  • Deformation of the coating (bubbles, cracks, separation of the joints, etc.)
